How Long Are Key West Homes Staying on the Market Right Now?

As of October 23, 2026, Key West had 257 active residential listings with a median market age of 89 days, according to FlexMLS. Homes that closed in September averaged 80 days on market; August closings averaged 109.1 days. Active-listing age and closed-sale days on market measure different groups, so neither figure predicts exactly how long a particular property will take to sell.

How long have current Key West listings been on the market?

The current inventory covers a wide range. Some properties were listed this month. Others have been available for more than a year.

Here is the active-market snapshot captured October 23 at approximately 7:00 a.m. Eastern:

Market age of active listingNumber of listingsShare of active inventory
0–30 days7529%
31–60 days2811%
61–90 days2610%
91–180 days5923%
181–365 days5722%
More than 365 days125%
Total257100%

The median active listing had been on the market for 89 days. The average was 129.4 days. These ages use the MLS on-market date for each current listing; a property's full marketing history may include earlier listing periods.

Here’s what matters: the median and average answer different questions. The median tells you the midpoint. The average is pulled upward by listings that have been available for a long time. Neither number tells you why a specific property has not sold.

What do recent closed sales show?

Active-listing age tells you how long today’s inventory has been exposed to the market. Closed-sale days on market tells you how long sold properties were marketed before going under contract under the MLS calculation.

The FlexMLS monthly series shows:

Closing monthAverage days on marketClosed residential sales
July 2026136.134
August 2026109.125
September 202680.030
October 2026 through October 23145.114

October is incomplete, so do not compare it with a full month as if the periods were equal. A few long-market closings can also move the monthly average sharply when the number of sales is modest.

The completed-month averages changed from July through September, but that alone does not establish a trend. The types and price ranges of properties that close each month can differ. That is why a seller should not assume the September figure is a guaranteed timeline, and a buyer should not assume every older listing is weak.

The current Key West home-price analysis explains the same mix problem for average and median prices.

Why is the average active age longer than the median?

Twelve active listings had been on the market for more than a year. Those listings lift the average.

The median of 89 days means half of the dated active listings were newer and half were older. The 129.4-day average adds every listing’s market age and divides by 257.

For most buyers and sellers, the median is the better first orientation. The average still matters because it shows how much older inventory is sitting in the market.

Do not assume an older listing is automatically overpriced. Long market time can reflect:

  • A narrow buyer pool.
  • A specialized property type.
  • A high price point.
  • Condition or renovation needs.
  • Association restrictions or costs.
  • Legal-use or permit questions.
  • Limited showing access.
  • Prior contracts that did not close.
  • A pricing history that needs review.

The right next question is not “How old is the listing?” It is “Why has this property taken longer than its closest competition?”

Does property type affect the pace?

Yes, but the current numbers are descriptive, not guarantees.

Active property typeActive listingsMedian market age
Single-family13569 days
Townhouse3878.5 days
Condo5292.5 days
Duplex12138.5 days
Multi-unit19146 days

One active condotel listing was excluded from the comparison because a single property is not a useful market segment.

Single-family homes had the shortest median age in this snapshot. Multi-unit properties and duplexes had longer medians. That does not mean one category is always easier to sell. Each group contains different locations, conditions and price points.

Condos also require another layer of review. Association costs, financing, reserves, insurance, assessments and use restrictions can affect how quickly a buyer is ready to proceed. Read what Key West condo documents buyers should review before comparing a condo’s market time with a single-family home.

What does a longer market time mean for a Key West buyer?

It may create room for questions and negotiation. It does not create an automatic discount.

For a buyer, I’d want to know:

  1. Has the asking price changed?
  2. Has the property gone under contract before?
  3. Did a prior buyer cancel, and is any reason documented?
  4. How does the price compare with recent sales?
  5. What competing listings are available now?
  6. Are there condition, permit, title, association or legal-use issues?
  7. Is the seller’s timing flexible?
  8. How long have the closest substitutes been on the market?

A listing that has been active for 180 days may still be fairly priced if it is unusual and has few substitutes. A new listing can still be negotiable if the seller’s price or terms are not aligned with the market.

The Key West negotiating-room guide explains how to use listing history, comparable sales and current competition without assuming a standard percentage off the asking price.

What does days on market mean for a Key West seller?

It is a signal to review the strategy, not a verdict on the property.

Early showing activity can show how buyers respond to the asking price, presentation and access, but it is not a complete measure of demand. If showings are scarce, the issue may be price, presentation, access, marketing reach or the size of the qualified audience. If showings are steady but offers do not follow, buyers may be finding a problem with value, condition, documents or terms.

A seller review should separate:

  • Traffic: Are qualified buyers seeing the property?
  • Competition: What new alternatives entered the market?
  • Price: Does the asking price still fit recent sales and current listings?
  • Condition: Are buyers discounting for visible work or uncertainty?
  • Documents: Are permits, association records or legal-use questions slowing decisions?
  • Terms: Are showing access, closing timing or included items creating friction?
  • Marketing: Do the photos, description and distribution present the property accurately?

Do not cut the price simply because a calendar threshold passed. Review the evidence first. Then make a deliberate adjustment if the market is showing that the current position is not working.

Is days on market the same as the time from listing to closing?

No.

Days on market is a marketing measure. A property can go under contract and still need time for inspection, financing, appraisal, title work, association review and closing.

A buyer asking “How long has this home been for sale?” and a seller asking “How long will the whole transaction take?” are asking different questions.

Listing histories can also include status changes, price changes and prior contracts. Review the full record rather than relying on one number displayed on a portal. National Association of REALTORS® guidance also notes that market pace, inventory and sale-to-list relationships should be read together when judging buyer or seller leverage.

Frequently asked questions

What is a normal number of days on market in Key West?

There is no single normal figure for every Key West property. In the October 23 snapshot, the median active market age was 89 days. Closed residential sales averaged 80 days on market in September and 109.1 days in August. The relevant benchmark should match the property type, price range and location.

Does 90 days on market mean a seller must reduce the price?

No. It means the listing has had about three months of market exposure. The seller should review showing activity, buyer feedback, comparable sales, active competition, condition and terms before deciding whether a price or strategy change is justified.

Can a new Key West listing still be negotiable?

Yes. Listing age is only one factor. A seller’s timing, current competition, property condition, asking price and the strength of the offer all matter.

Is active market age the same as closed-sale days on market?

No. Active market age measures how long a current listing has been on the market as of the snapshot. Closed-sale DOM measures the marketing time recorded for properties that sold. They describe different groups.

Why do real-estate websites show different days-on-market figures?

Sites can use different refresh times, geographic filters, property types and status rules. Some show the current listing period while others may display a cumulative measure or a simplified portal count. Confirm the MLS history for the exact property.

The bottom line

Key West’s market is moving at several speeds. The current active-listing midpoint is 89 days, but nearly three in ten listings are 30 days old or newer and more than one in four have been active longer than six months.

For buyers, market time is a reason to investigate, not assume. For sellers, it is feedback to interpret alongside price, competition, condition and terms. The useful comparison is always the closest segment—not the citywide number by itself.
