# Which Key West Neighborhoods Are Closest to the Beach?

If beach access is a priority, start with Casa Marina for Higgs and Rest beaches, Midtown East for Smathers Beach, Old Town South for South Beach, and Truman Annex for Fort Zachary Taylor. But “closest” depends on the exact address and the entrance you’ll use. In Key West, a few blocks can change the answer—and so can your definition of a beach.

Here’s what matters: Key West does not have one continuous beach district. The public beaches sit at different points along the Atlantic and southwest sides of the island. A home that looks close to the water on a map may be closer to a seawall than to sand. Before you pay a premium for location, verify the route from the property to the beach you actually plan to use.

This is a starting point, not a substitute for checking a specific property. Key West neighborhoods do not follow neat circles around the beaches. Streets, entrances and the home’s exact block determine the real-world trip.

Is Casa Marina the best Key West neighborhood for beach access?

Casa Marina is usually the first neighborhood I’d put on the list for a buyer who wants regular access to public sand without living inside a resort.

Higgs Beach is at 1040 Atlantic Boulevard. Monroe County describes the site as a 16.5-acre oceanfront park with beach access, a pier, sports courts, playgrounds, picnic areas and other public facilities. Nearby Rest Beach, also called C.B. Harvey Rest Beach Park, is at White Street and Atlantic Boulevard.

That gives Casa Marina buyers two different public beach options in the same general part of the island. The neighborhood also offers a mix of single-family homes, condominiums and townhomes, so the ownership choices are broader than the phrase “beach neighborhood” might suggest.

Don’t assume every Casa Marina property is an easy walk to both beaches. Check the exact address. For a buyer, I’d want to map the door-to-beach route, see it at the time of day the buyer expects to use it, and confirm where public access begins.

What part of Key West is closest to Smathers Beach?

Midtown East is the practical neighborhood search area for Smathers Beach.

The City of Key West describes Smathers Beach as the island’s largest public beach, extending about half a mile along South Roosevelt Boulevard. It has public amenities and parking, which makes it a different experience from a small neighborhood beach.

For some buyers, that longer stretch of sand is the point. For others, South Roosevelt Boulevard traffic, the route from a particular block, and the type of nearby housing matter just as much as the beach itself.

When comparing homes near Smathers Beach, look at:

  • The actual route from the front door to a public beach entrance
  • Whether you expect to walk, bike or drive
  • Parking at the property, not just at the beach
  • The home type, association rules and monthly fees
  • The difference between being near the ocean and having an ocean view
  • Recent comparable sales for that property type and block

Midtown East can make sense if Smathers is the beach you’ll use most. It is not automatically the right fit for someone whose daily routine centers on Old Town.

Can I live near South Beach and still be in Old Town?

Yes. Old Town South places buyers near South Beach at the south end of Duval Street.

South Beach is a public City of Key West facility, but it is much smaller than Smathers Beach. That distinction matters. A buyer who wants quick access to a compact patch of sand may like the location. A buyer picturing a long beach walk may prefer to compare it with Smathers.

Old Town South also puts you near the southern end of Duval Street and the surrounding Old Town street grid. That can be useful for a buyer who wants beach proximity without making the beach the only location criterion.

The tradeoff is property-specific. Lot size, off-street parking, renovation history, condominium restrictions and the condition of older structures can affect value and ownership cost. “Near South Beach” should be one line in the analysis, not the whole analysis.

Is Truman Annex close to a beach?

Truman Annex is close to the beach inside Fort Zachary Taylor Historic State Park.

Fort Zachary Taylor is a Florida State Park at 601 Howard England Way. The park is open from 8 a.m. until sundown, 365 days a year, and admission fees apply. That is different from living near a city or county beach with a more open street connection.

The important part is access. A map may show the shoreline nearby, but your practical trip depends on the park entrance and route. A buyer should also decide whether a managed state-park beach—with set hours and an admission policy—is the kind of access they want.

Truman Annex is a distinct residential setting with a mix of homes and condominiums. Association rules and fees can be material, especially if you’re comparing it with a fee-simple home in another neighborhood. Beach proximity does not replace a full review of the governing documents, insurance, maintenance responsibilities and use restrictions.

Are The Meadows and Midtown West close enough to Higgs Beach?

They can be, depending on the exact address and how you plan to get there.

The Meadows sits north of Old Town and can offer a practical route toward Higgs Beach. Midtown West varies more. Some homes work well for a buyer comfortable biking; others may not feel beach-close in daily use.

This is where listing language can get loose. “Minutes from the beach” does not tell you whether that means on foot, by bike or by car. It also does not identify the beach.

Ask for the specific answer:

  1. Which public beach is being referenced?
  2. What is the actual route?
  3. Is the route practical at the times you plan to use it?
  4. Does the home have the storage and parking you need for bikes, beach gear or a car?
  5. Are there association or property rules that affect storage or exterior use?

That gives you information you can compare across listings.

Does waterfront property mean beach access in Key West?

No. Waterfront, ocean view, beach proximity and legal beach access are four different things.

A Key West property can be on a canal, harbor, basin or open water without having a sandy beach. It can have a water view without touching the water. It can sit close to a beach while requiring a longer route to the public entrance. A private access claim may depend on recorded rights or association documents.

Don’t rely on a photo, map pin or listing adjective. Verify:

  • The type of waterfront, if any
  • The exact view from the residence
  • The nearest public access point
  • Any recorded private access rights
  • Association rules and easements
  • Whether a dock, seawall or other feature is included and legally documented

If a right of access matters to the purchase, the contract and title review should address it with the appropriate professionals.

Does being near a Key West beach increase property value?

Beach proximity can support buyer demand, but there is no fixed Key West “beach premium.”

Value still turns on the entire property: neighborhood, block, condition, elevation, size, parking, outdoor space, legal use, association costs and recent comparable sales. A well-located home with deferred maintenance may not outperform a better house farther away. A water view can also affect value differently from walkable public beach access.

For a seller, the useful question is not “How much is beach proximity worth?” in the abstract. It is “How did buyers treat this feature in the most relevant recent sales?” That calls for close comparables, not a generic percentage.

For a buyer, I’d want these items settled before treating beach access as part of the property’s value:

  • Exact beach and entrance: Name the beach and map the usable public entrance.
  • Real route: Walk, bike or drive it the way you expect to use it.
  • Hours and fees: Check the current rules with the government agency that operates the beach.
  • Parking and storage: Review the property’s own parking and space for beach equipment.
  • Property type: Compare single-family maintenance with condominium or homeowners’ association responsibilities.
  • Governing documents: Review use, rental, pet, parking and exterior restrictions where applicable.
  • Insurance and carrying costs: Get property-specific quotes and current association budgets before removing contract protections.
  • Resale audience: Decide whether the location feature is broad buyer appeal or mainly valuable to a narrower use case.
