How this estimate works
Net proceeds = sale price minus payoffs, broker compensation, deed stamps, settlement fees, buyer credits and other debits, plus credits to the seller.
For ordinary Monroe County sales, deed stamps are $0.70 per $100 or fraction of the sale price. Adjust the seller share to match the contract; special transfers and exemptions are not modeled.
Broker compensation is negotiable. Enter the total agreed amount as a percentage, or include a flat fee in other selling costs without counting it twice.
This is a closing proceeds estimate, not profit or an income-tax calculation. Capital gains tax, withholding and any costs not entered are excluded. A negative result indicates an estimated shortfall. Obtain final payoff and settlement figures before relying on the result.
Frequently asked questions
Is net proceeds the same as profit?
No. Proceeds reflect cash remaining after the entered selling costs and debt payoffs. This tool does not calculate your tax basis or capital gain.
What if the estimate is negative?
The entered costs and payoffs exceed the sale price and credits. Discuss the shortfall with your settlement agent.
Does the calculator set commission?
No. Enter the compensation agreed in your contracts. The initial zero is only a placeholder.
