For an ordinary purchase secured solely by the purchased Florida property: mortgage documentary stamps are $0.35 per $100 or fraction; intangible tax is 0.2% of the loan, capped at collateral value (purchase price used here).
Monroe County deed stamps are $0.70 per $100 or fraction of consideration (purchase price used here). Set the buyer’s share according to your contract; zero is an editable assumption, not a legal allocation.
Cash purchases remove mortgage taxes, lender fees, points and lender appraisal. Add any independent cash-buyer appraisal to other costs. Title, inspection and other fees are illustrative inputs, not quotes.
Remaining cash = down payment + fees and taxes + prepaids − approved credits − deposit. Costs already paid outside closing should be excluded or reconciled with the settlement agent. Negative results require review; they do not establish a right to cash back.
Frequently asked questions
Are closing costs the same as the down payment?
No. Closing fees and taxes are separate. Remaining cash to close combines the down payment, closing costs and prepaids, then subtracts approved credits and deposits already paid.
Who pays the deed documentary stamps?
Use the allocation in your purchase contract. This calculator lets you enter the buyer’s percentage; it does not decide the parties’ legal liability.
Is this a Loan Estimate or settlement quote?
No. Obtain an itemized lender Loan Estimate and title-company quote. Special transactions, exemptions, prorations and lender credit limits can change the result.
